Nashville Feasibility Studies
Davidson, Williamson, Sumner and Rutherford are four of the fourteen counties in the Census Bureau's Nashville metro area, and in February 2026 its apartment construction stood in the suburbs as well as the core: Yardi Matrix counted 2,735 units underway Downtown, 1,796 in Spring Hill and 1,588 in Gallatin 7. On September 5, 2025 the City of Spring Hill published “Projects with Vested Rights Under Sewer Moratorium”, a list tied to its consent order with the Tennessee Department of Environment and Conservation 15. Gallatin is where ServerCountry, citing a state fiscal note, places Meta's 300 MW data center load 14. The Census Bureau's July 1, 2025 estimate for Davidson County, the core, is 745,904 residents 1.
Permits and residents in Davidson County, then the households and older residents of the fourteen-county census metro.
Davidson County authorized 5,632 new private housing units in 2025 1. In the Census Bureau's Vintage 2025 estimates the county held 745,904 residents on July 1, 2025, against an estimates base of 715,887 on April 1, 2020, a change QuickFacts gives as 4.2% 1. For the same July date it gives 721,074 for Nashville-Davidson (balance), a city geography inside the county, and a change of 4.6% from April 2020 2.
In the 2020 to 2024 five-year American Community Survey estimate, the Census Bureau's Nashville-Davidson, Murfreesboro and Franklin metro area held 829,134 households, with a median household income of $85,447 and a median value for owner-occupied homes of $409,600 17. The same 2020 to 2024 five-year American Community Survey estimate counts 292,294 residents aged 65 and over 17. Those four readings cover all fourteen of the metro area's counties: Cannon, Cheatham, Davidson, Dickson, Hickman, Macon, Maury, Robertson, Rutherford, Smith, Sumner, Trousdale, Williamson and Wilson.
Hospital, state, city and university headcounts from two lists, the MSA's payroll count, and two data centers measured in megawatts.
NewsChannel 5, relaying a 2025 Nashville Business Journal list, gives Vanderbilt University Medical Center just more than 32,000 employees and HCA Healthcare more than 27,000 4. The Cauble Group's 2026 list puts the State of Tennessee at 27,000, Nissan North America at about 11,000 across Tennessee, Metro Nashville Government at 10,700 and Vanderbilt University at 9,500 5. The headcounts come from two publishers and two years, so this page sets the lists side by side without merging them into one ranking. Payroll jobs across the MSA numbered 1,192.5 thousand in August 2025 in the Bureau of Labor Statistics count, and 1,200.3 thousand in August 2026 on its preliminary reading 3. The BLS table puts the change at 7.8 thousand jobs, or 0.7%, and does not rate it as statistically significant 3.
Sumner County's two data centers reach the record as electric load. ServerCountry, citing a Tennessee Fiscal Review Committee fiscal note, puts Meta's project in Gallatin at 300 MW and Evoque's Sumner County project at 100 MW 14. A megawatt figure measures what a project draws from the grid, and TVA's new data center rate is set out in the power section of our Tennessee page. Our Northwest Arkansas page, once published, will set out Fayetteville's siting standards for data centers and a data center moratorium in Madison County, Arkansas; the two Sumner County projects reach this record as electric loads alone.
Matthews' Q3 2025 hospitality report cites a $2.1 billion Nissan Stadium project and a $3 billion upgrade at BNA, the city's airport, and gives neither project a status or an opening date 6; both reach this record through that hotel report alone. Institutional Property Advisors' 1Q 2026 multifamily report adds a $1.2 billion Oracle campus, also without a status, and a second Amazon tower at Nashville Yards, for which the research found no value 23.

Yardi, Matthews and MMG define the apartment pipeline differently; the visitors corporation, Matthews and Avison Young cover the rest.
Multifamily: where Nashville's apartments are being built
Three reports count Nashville apartments under construction. Yardi Matrix, in the report Multi-Housing News ran as “After Supply Surge, Nashville Navigates Transition,” counted 17,470 units in February 2026, with an average asking rent of $1,642 7. Matthews' Q2 2026 report counted 11,486 units at an effective rent of $1,612 9; MMG Real Estate Advisors, for the same quarter, counted 11,724 units at an effective rent of $1,586, with stabilized occupancy of 92.3% 8. The counts disagree: Yardi's February figure stands well above the two second-quarter counts, which sit close to each other, and the research records that the reports define the pipeline differently. Yardi's rent is an asking rent taken in February; the other two are effective rents for the second quarter 789. Matthews also puts vacancy at 5.40% in Q2 2026, against 6.21% in Q1 9; MMG's 92.3% for the same quarter is a stabilized occupancy 8, a different measure, and the two are given with their publishers rather than turned into one figure. Northmarq's Q1 2026 vacancy reading for Downtown Nashville alone is 9.4% 21.
Yardi's report also says where its units stand: 2,735 underway in the Downtown submarket, 1,796 in Spring Hill, 1,588 in Gallatin and 1,572 in the Vanderbilt submarket in February 2026 7. Matthews ranks its submarkets another way, by the pipeline set against the existing stock, and on that measure its Q2 2026 report names Franklin and Brentwood, where the pipeline equals 12.5% of inventory, and Hermitage, Mount Juliet and Lebanon, at 10.1% 9. Neither cluster the research gives is among Yardi's four, and the two lists measure different things: units underway and a share of the stock.
Our Huntsville page will place that metro's apartment pipeline by property; Nashville's record places its pipeline by submarket instead. Our Raleigh-Durham page reads Yardi Matrix's Raleigh market by stabilized occupancy and deliveries, whereas the Yardi figures here are units underway and an asking rent.
The fourteen-county metro area's median gross rent, taken over renter-occupied units paying cash rent of every age and size, was $1,528 in the 2020 to 2024 five-year American Community Survey estimate 17; it describes the whole rented stock over five years, not a rent for new buildings. Our multifamily feasibility page covers how a new building's lease-up is tested.
Visit Music City's 2025 and the 2026 run to September 12
Visit Music City reports 67.0% occupancy and an average daily rate of $199.20 for calendar 2025, the rate 1.3% below the year before; the same source has room supply up 3.4% and room demand up 2.6% for the year, and revenue per available room down 2.1% 10. WKRN, citing the Nashville Convention & Visitors Corp, reported 69.4% occupancy for 2026 through September 12, up 3.2%, and room revenue of about $1.5 billion for the same months, up 5.9% 11. Both readings trace to the Nashville Convention & Visitors Corp, and this record holds no average daily rate for 2026. Hotels and motels other than casino hotels gave work to 13,873 employees in 2023 across the fourteen-county metro area, at 423 establishments in 2023 (County Business Patterns) 16. Those are counts of establishments, meaning locations with paid employees, and their staff across all fourteen counties, not a count of rooms, and they predate both visitors corporation readings.
Matthews on industrial space
In Q2 2026, by Matthews' count, Nashville had 9.2 million square feet of industrial space under construction, 8.0 million of it in the submarket Matthews calls East / I-40 and I-24, and Matthews reports more than 90% of the space under construction still available for lease 12. For the same quarter it gives deliveries of 2.5 million square feet, net absorption of 137,000 square feet, vacancy of 7.30% across the market and 8.8% in East / I-40 and I-24, and asking rent averaging $11.70 per square foot 12.
Avison Young on retail space under construction
The research found the vacancy reading in Avison Young's Q1 2026 Nashville report ambiguous, so this page carries only the report's construction figures: 599k SF of retail space under construction, a pipeline 33% smaller than a year earlier 13, the openings a retail study sets its trade area against.

Spring Hill's vested-rights list of September 5, 2025, tied to a state consent order.
The City of Spring Hill's notice of September 5, 2025, titled “Projects with Vested Rights Under Sewer Moratorium,” lists the projects holding vested rights and ties the list to the city's consent order with the Tennessee Department of Environment and Conservation 15. Its title names a sewer moratorium, but no primary source in this record sets out the moratorium's own terms, so this page states none. The record also does not say how a project absent from the list is treated.
DR-4898, declared in February 2026, opened with Public Assistance in fourteen of the state's counties, Davidson, Williamson and Sumner among them.
FEMA's press release of February 6, 2026 on major disaster declaration DR-4898, for the severe winter storm of late January 2026, made Public Assistance available at first in 14 counties of the state, with Davidson, Williamson and Sumner among them 22. The release names counties, and this record takes no damage figure from it for any of the three. On April 10, 2026, FEMA's Amendment 3 to the declaration added Individual Assistance in further counties, Davidson and Williamson among them 24.
Nashville hosts the SBA district office for all of Tennessee; Memphis has a virtual office for ten West Tennessee counties outside the Nashville metro.
The SBA places its Tennessee District Office on International Plaza Drive in Nashville, names David Glasgow as District Director, and gives the office's territory as the whole state, with a virtual office in Memphis for ten West Tennessee counties: Carroll, Crockett, Dyer, Fayette, Hardeman, Haywood, Lauderdale, Madison, Shelby and Tipton 20. None of those ten is among the Nashville metro area's fourteen counties. SBA may require a feasibility study under 13 CFR 120.160(b): SBA may require professional appraisals, a survey, or a feasibility study 18; the program's operating procedures are SOP 50 10 8.1 with Technical Policy Updates 19.
A Blount County cabin resort case, and none yet in the fourteen counties.
No published case names a site in the fourteen counties of the Nashville metro area. The cabin resort case, set in unincorporated Blount County a few miles outside Townsend, tests whether new two-bedroom A-frames can carry SBA 504 debt while the two data vendors that track Townsend's rental market disagree on supply direction and occupancy, and a resort that broke ground in Townsend in September 2026 is due to open in 2027.
Spring Hill's list, the Sumner loads, a 2026 room rate and dated headcounts.
Spring Hill's list, for the subject and each competitor
Whether the subject, and each Spring Hill project the study counts as competition, appears on the city's September 5, 2025 list of projects with vested rights, so that the pipeline the lease-up is tested against is drawn from the city's own record 15.
The Sumner County loads at first hand
For a site in Gallatin or elsewhere in Sumner County, the fiscal note behind the 300 MW and 100 MW loads read in the original, since this page has them only through ServerCountry's citation of it 14.
Apartment counts, hotel figures, the stadium, industrial space and the Sumner loads, asked and answered.
Where in the Nashville metro are apartments being built?
Yardi Matrix's February 2026 report, carried by Multi-Housing News, names the four submarkets with the most units underway: 2,735 Downtown, 1,796 in Spring Hill, 1,588 in Gallatin and 1,572 in the Vanderbilt submarket 7. Two of the four, Spring Hill and Gallatin, carry the names of cities outside Davidson County.
How many apartments are under construction in Nashville?
The three published counts disagree. Yardi Matrix, as reported by Multi-Housing News, counted 17,470 units in February 2026 7. Matthews' Q2 2026 report counts 11,486 9, and MMG Real Estate Advisors' report for the same quarter 11,724 8. Their effective rents for the quarter were $1,612 (Matthews) 9 and $1,586 (MMG) 8.
Which Nashville hotel figures belong to 2025, and which to 2026?
Visit Music City's $199.20 average daily rate covers calendar 2025 10. The 69.4% occupancy that WKRN reported, citing the Nashville Convention & Visitors Corp, covers 2026 through September 12 11. One closes a calendar year and the other stops in mid-September of the next, so this page does not multiply them into a revenue per room.
Does the Nissan Stadium project give a Nashville hotel study dated event nights?
Not from this record. Matthews' Q3 2025 hospitality report cites a $2.1 billion Nissan Stadium project and gives it neither a status nor an opening date 6, and no other source on this page mentions it.
What did Matthews report for Nashville industrial space in Q2 2026?
Three readings for the same quarter: 9.2 million square feet under construction, 137,000 square feet of net absorption and asking rent averaging $11.70 per square foot 12. Matthews places most of the space under construction in the submarket it calls East / I-40 and I-24 12.
Why does a Nashville page carry Sumner County's data centers?
They are the large new electric loads in this market's record: ServerCountry, citing a Tennessee Fiscal Review Committee fiscal note, puts Meta's Gallatin project at 300 MW and Evoque's Sumner County project at 100 MW 14. Those are loads, not headcounts, and the fiscal note behind them is a state document read at second hand.
Nashville's apartments under construction were counted at 17,470, 11,724 and 11,486 units in 2026, by three publishers using different definitions.
A Nashville supply test names the count it uses and shows the other two.
